Analysis: Mortgage interest rates set to increase in second half of 2025

Mortgage loans interest rates, both variable and fixed, the last representing over 99% of all new mortgage loans granted today, will increase in the second half of 2025, according to a market analysis issued by online broker Ipotecare.ro and financial consultant and mortgage broker SVN Romania | Credit & Financial Solutions.

Thus, IRCC, the index used as a reference for calculating all variable interest rates, will have a value of about 6% in the last quarter of this year, according to the current daily quotes, up from the current level of 5.55%.

Also, Ipotecare.ro and SVN Credit’s calculations show that fixed interest rates for new mortgage loans granted in Bucharest will increase in the second half of the year to about 5.95%, up from the current level of about 5.45%. The average fixed interest rate for new mortgages granted at the beginning of 2025 was of about 5.75% according to the calculations made by the two companies, based on market data from the Romanian financial sector.

”Mortgage interest rates will increase by the end of this year because the inflation rate remained high – and the National Bank kept the monetary policy interest rate at 6.5%. On the other hand, despite these increases, fixed interest rates will still be much more attractive compared to the variable ones and will be at least 1% lower compared to those registered in 2023,” stated Alexandru Radulescu, managing partner SVN Romania | Credit & Financial Solutions, the exclusive partner of Ipotecare.ro.

At the same time, the fixed interest rate period of tens of thousands of mortgage loans granted at the end of 2022 and the first part of 2023 will expire at the end of this year and the first months of 2026. The average fixed interest rates forecasted for the end of 2025 are still lower than those registered in 2022-2023.

”Those who accessed a fixed rate mortgage loan and whose fixed interest rate period is coming to an end should pay attention to the current offers, which are better compared to those existing in 2022 or 2023. The increase in mortgage interest rates will translate into a bigger monthly instalment, which will be higher with almost RON 90 for a new loan worth EUR 70,000, contracted on a 25-year period (15% down payment). On the other hand, the instalment will be about RON 36 smaller compared to that registered at the beginning of this year and about RON 90 smaller compared to that registered a year ago, in the summer of 2024.
