Take a bow, Hub City: the Spartanburg area led the Upstate in residential real estate sales increases in 2024, with closings rising 8 percent from the year before.
Spartanburg’s 8 percent jump in closings was the second-largest such increase in the state in 2024, behind the 9.5 percent increase in the Aiken area, according to figures from S.C. Realtors. Spartanburg also led a robust sales year in the Upstate, which saw sales in the Greater Greenville market increase 7.5 percent and sales in the Western Upstate — which includes the Lake Keowee area — rise 6.1 percent.
A notable exception was Cherokee County, which saw sales plummet 48.4 percent in 2024.
The greater Spartanburg area has become the industrial hub of the Upstate, as more companies seek to locate manufacturing sites and distribution centers near Inland Port Greer, Greenville-Spartanburg International Airport and the intersections of interstates 85 and 26. The population in Spartanburg County rose 8.8 percent between 2020 and 2023, according to the U.S. Census Bureau.
Spartanburg posted 6,186 residential closings in 2024 compared to 5,730 in 2023. The market’s median price rose 3.5 percent in 2024 to $289,000. Notable sales last year included the $2.6 million closing of 1122 Woodburn Road, an 8,149-square-foot Eastside home designed by architect Al Jolly, and the $2.5 million sale of 358 Twin Oaks Drive, a European-style villa in Carolina Country Club.
Justin Winter office relocates
Justin Winter and Associates, a top-selling real estate firm on Lake Keowee, recently announced the relocation of its mid-lake office to 270 Crowe Creek Road in Six Mile. The new location replaces the smaller office the agency formerly occupied at 141 South Main St. The agency’s sister company, Keowee Pools, will share the new location.
“This move reflects not only our growth but also our commitment to serving the mid-Lake Keowee communities with even greater accessibility and resources,” the agency said in a news release.
The 270 Crowe Creek Road property was formerly occupied by The Stillwater Group, a premier homebuilder in the Lake Keowee area. The builder will now own and occupy the South Main Street building, which dates from 1949 and once served as the Six Mile Community Grocery Store.
Justin Winter and Associates’ north lake office will continue to be located near the entrance to The Cliffs at Keowee Falls at 15740 S.C. Highway 11.
