Real estate stocks have seen a significant surge in recent days, dodging the volatility in the overall market. The Nifty Realty index has on May 19 extended gains for the fourth consecutive session, jumping nearly 2 percent to hover around 931 on May 19.

Notably, the cumulative market capitalisation of all stocks on the index increased by a whopping Rs 57,000 crore in a span of four days, driven by the sharp rally in the share prices. Hopes of a rate cut after Reserve Bank of India’s MPC meeting in June may be one of the possible triggers for the uptrend in the sector.

“The performance in rate sensitive sectors was also on the back of better than expected inflation print, opening up room for more rate cuts. We now lower our terminal rate expectation by 25bps to 5.25%,” said JM Financial in its latest report.

Raymond shares were the top gainer on the index on May 19, jumping 5 percent to hit the upper circuit at Rs 637.90 apiece. Notably, this marks the third consecutive session in which the stock has been locked in the upper circuit. This comes after the shares of the company crashed nearly 66 percent on May 14 as the stock turned ex-date for the demerger of its real estate business, Raymond Realty.

Phoenix Mills and Oberoi Realty shares followed, rising over 3 percent each. Heavyweights Godrej Properties and DLF shares meanwhile rose over 2.5 percent each. Notably, DLF is set to release its results for the fourth quarter of the financial year 2025 today.

Macrotech Developers (Lodha) shares rose over 2 percent to trade at Rs 1,425 apiece, while Anant Raj shares were up 1.45 percent. Sobha and Brigade Enterprises shares were trading in the green with marginal gains.

Prestige Estates shares however bucked the trend to trade in the red with marginal losses.

“Given the prevailing optimism, investors should look at pullbacks as fresh entry points. Focus should remain on stocks exhibiting strong chart setups and favourable risk-to-reward profiles,” said Rohan Shah, Technical Analyst at Asit C Mehta Investment Interrmediates. He named DLF and Godrej Properties as his preferred realty stock picks.
